Ask ten builders what a custom home costs and you’ll get ten versions of “it depends.” That’s true — and it’s also a dodge. Here are real numbers, what actually moves them, and the questions that separate an honest price from a teaser.

The honest range

At Virginia Homes, our semi-custom homes start in the $730s in Hyland Glen, our Dublin community, and most of our buyers complete their home — lot, structure, and selections together — between $900,000 and $1.4 million. That’s not the cheapest way to put a roof over your head in Central Ohio, and it’s not meant to be. It’s what a 2,500–4,500+ square foot home built to our standard costs in Dublin, Plain City, and the communities around them in 2026.

The five things that actually move the number

1. Where the home sits. The homesite is the single biggest variable. A walkout lot backing to preserved green space carries a premium over an interior lot — and it should, because you live with that choice every day.

2. Square footage — and how you add it. Not every square foot costs the same. The expensive parts of a house are the foundation under it and the roof over it — so stretching the footprint, bumping out the foundation, or adding space on a single level means paying for more of both. Space added on a second floor rides on foundation and roof you’re already buying, which is why a 3,400-square-foot two-story can cost meaningfully less than a ranch of the same size. Where you add space matters as much as how much you add.

3. Kitchens and baths. This is where budgets are made or broken. Cabinetry, countertops, appliances and tile carry more cost per square foot than any other rooms in the house.

4. Site conditions. Soil, grade, and utilities matter. A flat, sewered lot in an established community builds cheaper than acreage that needs a septic system and a long driveway.

5. The finish level you choose. Semi-custom means the structure is proven and priced — and your selections personalize it. Our buyers make those choices at The Studio, our design center, with real prices attached, so the number moves when you decide it should, not when you open an invoice.

Allowances: the fine print that decides everything

When you compare builders, the contract price matters less than what’s inside it. An “allowance” is a placeholder — “$X toward flooring” — and if it’s set low, the price looks great until you pick actual flooring. Our approach starts differently: every Virginia Homes plan carries a defined set of standard inclusions, so you know exactly what’s in the house before a single allowance is written. From there, we build each allowance thoughtfully around what you actually want — sized to your taste and priorities, not to make a contract look cheap. Whoever you build with, ask: “What’s included as standard, what allowances are in this price, and what did the last three buyers actually spend against them?”

How long it takes

Right now our schedules are tracking 260 to 360 days from start to closing — ranches at the faster end of that range, two-story homes at the longer end — and we publish and track every task of that schedule internally, down to the day granite gets measured and the fourteen days the fabricator needs before install. Weather moves dates; hidden schedules move trust. Only one of those is acceptable.

A note on financing

Most of our buyers use a construction-to-permanent loan: one closing, with draws paid to the builder as the home progresses. Budget for the deposit at contract, and talk to your lender about how interest during construction works — it’s the cost buyers most often forget to plan for. What does a custom home cost per square foot in Central Ohio? For the semi-custom homes we build, most buyers land between roughly $300 and $400 per square foot all-in, depending on lot, plan and selections. Be careful comparing per-square-foot numbers between builders — they rarely include the same things.

Is semi-custom cheaper than fully custom? Generally, yes — often meaningfully. You start from an engineered, priced plan instead of paying to design and price everything from scratch, and you keep wide freedom on the choices you actually see and touch.
