 Enough closet rod space for each family member.

 Living room, family room separated from bedrooms for privacy and quiet.

 Foundation in good condition; no cracks or seepage.

 Roof does not leak; shingles in good shape, securely fastened.

 House is well wired by electrician. Has enough proper wiring for heavy appliance needs.

 Plumbing works well; no rattles when you turn the water on.

 Sufficient storage - utility room and attic.

 House free of termites and other pests, require inspection.

 Storm windows, weather-stripping, insulation adequate.

 Heating and air conditioning system adequate for square footage of house.

 Energy efficient, proper insulation.

 Good ventilation, use of sunlight.

 Conversion and / or expansion capabilities.

 Convenient traffic pattern on all floors.

 Neighborhood attractiveness, variety of house design, trees, etc.

 Houses valued about the same; staying stable or rising values.

 House maintained properly - street appeal.

 Protective zoning laws.

 Nearby facilities; library, schools, parks, shopping, etc.

 Good routes to work.

 Safe for small children to play outdoors.

 Enough children for yours to have companionship.

 Lot provides privacy and good view.

 Know the noise potential: airport, railroads, construction, etc.
